Well Drilling and New Wells in Hendersonville
A new drilled well in Hendersonville costs $8,000 to $20,000 all in: $20 to $45 per foot drilled plus casing, then the pump system. Who needs a new well
- New construction on a lot outside the City of Hendersonville’s lines, which reach along the main corridors from Hendersonville to Etowah, Edneyville, Saluda, and Fletcher and stop there. Most of Mills River’s 22.5 square miles, most of Flat Rock outside the village core, Dana, Zirconia, Tuxedo, Mountain Home, and the apple country east of town build on wells.
- Replacing a failed well. A well that has silted in, a casing that has rusted through, a hand-dug or bored well that cannot meet today’s standards, or a well that has genuinely lost its water.
- Contamination. A well within a few feet of an old septic field or a fuel tank, or one that keeps testing positive for coliform after chlorination, may be cheaper to replace than to fix.
Where the water is: siting in Blue Ridge rock
There is no sand aquifer under Henderson County. The U.S. Geological Survey’s Ground Water Atlas describes the aquifer as fractured crystalline bedrock (gneiss, schist, and granite) under a blanket of weathered regolith that can reach 150 feet thick, and it makes a few points every homeowner should hear before a rig arrives:
- Fractures are the well. Water in the bedrock is in cracks, and a well that hits none yields nothing. A well that hits several small fractures and one large one has the best sustained yield.
- Fractures thin out with depth. They are most numerous near the surface and tend to close as the rock gets deeper. Drilling to 800 feet does not guarantee more water than 300; it guarantees a bigger bill.
- Topography tells you where to drill. Ridge tops, hilltops, steep draws, and steep slopes carry thin regolith and the lowest yields. Broad draws, broad valleys, and some upland flats carry regolith up to about 100 feet thick, and the USGS finds wells producing 50 gallons per minute or more are most common where regolith exceeds 50 feet.
- Rock type matters. Granite gneiss tends to out-yield mica schist and mica gneiss, and contact zones between rock types are favorable.
- Lineaments pay. Wells drilled along straight valleys, stream reaches, and fracture traces consistently out-yield randomly placed wells.
The average reported yield across these aquifers is about 15 to 20 gallons per minute, but a house needs far less than that. Five gallons a minute of sustained yield runs a normal household; two will do with storage. The driller’s goal is enough reliable water at a reasonable depth, not the deepest hole on the road.
The Brevard fault zone, the belt of sheared mylonitic rock that runs up the French Broad valley through Transylvania County and marks the boundary between the eastern Blue Ridge and the Inner Piedmont, is the extreme case of fractured rock, and well behavior changes over short distances near it around Etowah and Brevard.
The rules: setbacks, casing, grout
North Carolina’s well construction standards, 15A NCAC 02C .0107, set the minimum distances between a new water supply well and anything that could contaminate it:

The well also may not sit anywhere runoff collects. The casing must stand at least 12 inches above the ground, be grouted at least 20 feet deep, and draw its water from at least 20 feet below the surface. Every pipe, wire, and vent must enter the well at least 12 inches above grade, and a plate on the casing must record the pump’s install date, intake depth, and horsepower.
Permits and fees, county by county
North Carolina General Statute 87-97 requires every county to permit, inspect, and test private wells constructed, repaired, or abandoned since July 1, 2008, and permit fees are set locally:
- Henderson County Environmental Health, 1200 Spartanburg Highway, Hendersonville. Permit required before drilling, repair, or abandonment; applications through the county’s online portal. Well permit $350 plus a $130 new-well water analysis, $480 total; permit revision $150; fees effective September 1, 2023. The county’s required test on a new well must be done within 30 days of completion.
- Transylvania Public Health, 106 East Morgan Street, Brevard. Well permit $500 including the post-completion water sampling; revision $250; a $50 site-visit fee if the property is not ready when the inspector arrives.
- Polk County Environmental Health, 35 Walker Street, Columbus. Application needs the parcel identification number, a plat, and a survey, and well permits are issued together with the septic permit unless a public system serves the lot.
Permit fees pass through at cost and are itemized on the quote. Abandonment permits are generally free of charge, and old wells that no longer meet standards must be properly abandoned with grout, not left as a hole to the aquifer.
How the job goes
- Site walk and plan. Setbacks measured, the septic and repair area located, topography and any lineaments considered, and a site plan drawn for the permit.
- Permit. Filed with the county; the inspector reviews the location.
- Drill. Air rotary through the regolith and into rock. Steel or PVC casing is set through the weathered zone and seated in rock; the annulus is grouted at least 20 feet, the well is grouted within seven days of the casing being set as the rule requires.
- Develop and test. The well is blown clean and its yield measured. This is where the honest conversation happens if yield is low.
- Pump system. Pump sized to depth and tested yield (see pump replacement for how), pitless adapter below the frost line, drop pipe, torque arrestor, wire, pressure tank and switch, and the plate on the casing.
- Disinfect and test. Chlorinated, flushed, and sampled. The state requires a bacteria and chemical test on every new well, and the results come back to you and the county.
- Final. County inspection and the well record filed.
Hydrofracturing a low-yield well
When an existing well makes too little water, hydrofracturing pumps water down the hole at high pressure to open and clean fractures in the rock. It runs $2,000 to $5,000, it is a Level B well contractor activity under the state certification rules, and it often turns a 1-gallon-per-minute well into a usable one. It does not always work, and we say so; when it does not, the fallback is storage, and the last resort is a new hole.
Water quality in a new well
Every new well in the Blue Ridge should be tested beyond the county’s basic panel, because the rock gives soft, acidic water, commonly pH 5.5 to 6.5, and often iron, manganese, and radon. A USGS assessment of these crystalline-rock aquifers found radon and gross-alpha radioactivity elevated across about 30 percent of the study area. Budget for a neutralizer at $1,200 to $2,500 on most new wells here, and test for radon.

What if the new well makes very little water?
A low-yield well can often be hydrofractured, pumping high-pressure water down the hole to open fractures, for $2,000 to $5,000. The other option is a storage tank so a 2-gallon-per-minute well can fill a 500-gallon tank all day and a booster pump serves the house. Both beat drilling a second hole.
