Why Henderson County Well Water Eats Copper Pipe (and What a Neutralizer Costs)

If your Henderson County house is on a well and you have blue-green stains in the tub, a turquoise ring under a dripping faucet, or a pinhole leak that appeared in a copper line for no reason, the cause is almost certainly the water, not the plumbing. Groundwater from the Blue Ridge granite and gneiss is naturally acidic, commonly pH 5.5 to 6.5, and water that acidic dissolves copper. An acid neutralizer that raises the pH runs $1,200 to $2,500 installed and stops it at the source. Here is what is happening in your pipes, how to confirm it for $50 to $250, and why replumbing without a neutralizer just restarts the clock.
Where the acid comes from
Henderson County has no limestone. The rock under Hendersonville, Flat Rock, Mills River, Etowah, and the apple country east of town is fractured crystalline bedrock, gneiss, schist, and granite, under a blanket of weathered regolith, which is how the U.S. Geological Survey’s Ground Water Atlas describes the Piedmont and Blue Ridge aquifers. In limestone country, rainwater that soaks into the ground dissolves a little calcium carbonate on the way down and comes out of the well neutral or slightly alkaline and hard. In granite country there is nothing to dissolve that would buffer it. Rain is naturally slightly acidic from dissolved carbon dioxide, it picks up more carbon dioxide from decaying organic matter in the soil, and the iron sulfide minerals scattered through the mountain rock add a little more. The water reaches the fractures still acidic, and that is what your pump lifts.
The numbers bear it out. Water treatment companies serving western North Carolina report typical well pH of 5.5 to 6.5 across the region, with some wells below 6.0. The USGS’s assessment of the Piedmont and Blue Ridge crystalline-rock aquifers, which underlie more than 25 million people from Alabama to Pennsylvania, found nuisance constituents, low pH among them, across about half the study area. For comparison, the City of Hendersonville’s 2020 water quality report shows its treated surface water leaving the plant at pH 7.6, in the 7.3 to 7.8 range, because the plant adjusts it. Your well does not.
What acid does to copper
Copper pipe survives neutral water because a thin oxide film forms on the inside of the pipe and protects the metal underneath. Below about pH 6.5 that film does not hold. The water strips copper ions off the pipe wall continuously, a little on every gallon, and carries them to your fixtures. Three things follow:
Blue-green stains. When water carrying dissolved copper drips and evaporates on porcelain, the copper is left behind as a blue, green, or turquoise deposit. That ring under the tub spout and the stain in the sink are your pipe, relocated. It also stains blond hair and leaves a metallic taste at high levels.
Pinhole leaks. Corrosion is not even. It concentrates at turbulence points, elbows, tees, the downstream side of solder joints, and where it concentrates it eats through. A pinhole in a copper line inside a wall shows up as a stain on drywall, a soft spot in a subfloor, or a water bill that jumped. Western North Carolina treatment companies report seeing copper plumbing destroyed within five to ten years on untreated acidic wells; a house plumbed in 1990 on an untreated well in Dana has usually been patched more than once.
Lead. Houses plumbed before the mid-1980s used lead-tin solder at every joint, and acidic water dissolves the lead out of those joints too. The EPA’s action level for lead is 15 parts per billion and for copper 1.3 parts per million, and the same figures appear in every utility’s annual report, including Hendersonville’s. On a private well nobody tests for you.
Everything else metal. The same water corrodes the steel tank tee and gauge on your pressure tank, pits the pressure switch contacts, eats the anode rod and then the tank of your water heater early, and shortens the life of brass fixtures. A lot of the switch and tank calls in this county are acid-water calls wearing a different hat.
How to confirm it
Do not buy treatment on the strength of a stain. A test is cheap and it tells you what else is in the water:
- pH. The number itself. Below 6.5 and you have the problem; below 6.0 and it is urgent.
- Copper. How much is reaching your tap against the 1.3 parts per million action level. It is in Henderson County Environmental Health’s $100 inorganic chemical panel.
- Lead, if the house predates the mid-1980s. Same panel.
- Iron and manganese. Often along for the ride in mountain water; iron above 0.3 milligrams per liter stains orange, manganese above 0.05 stains black. Knowing them decides whether a neutralizer alone will do or a filter follows.
- Hardness. Usually low here, which matters for what the neutralizer will do to it.
- Bacteria. Henderson County sells a total coliform and E. coli test for $50, and once a year is a good habit on any well.
The county’s Environmental Health office is at 1200 Spartanburg Highway in Hendersonville; Transylvania Public Health in Brevard sells a $50 bacteria test and a $200 full panel. A private lab’s full panel runs to about $250. The testing and treatment page lists what to order for each symptom.
What a neutralizer is and what it costs
An acid neutralizer is a tank, about the size of a water softener, filled with calcite, which is crushed marble, sometimes blended with a magnesium oxide medium for lower-pH water. Water from the well passes up or down through the bed, dissolves a small amount of the calcite, and comes out with its pH raised toward 7. That is all it is: the limestone the county’s geology left out, put back in a tank in your basement.
Installed cost: $1,200 to $2,500. The range covers:
- Upflow vs. backwashing. A simple upflow neutralizer has no valve or drain and sits at the bottom of the range. A backwashing model with a control valve flushes the bed periodically, handles more iron and sediment, and sits higher.
- Tank size. Sized to the household’s flow rate and the pH. Water at 5.5 needs more contact time than water at 6.3.
- Placement. After the pressure tank and any sediment filter, before the water heater and the rest of the house. A crawlspace install costs more than a basement one.
- A softener afterward, sometimes. Dissolving calcite adds calcium, so a neutralizer makes the water harder. On most Henderson County wells, which start soft, the result is mild and welcome. On a well that was already on the hard side, a softener may follow.
Ongoing cost. The calcite is consumed slowly and gets topped up, typically once a year, a few bags at a time. A backwashing valve uses a little water. That is the whole maintenance list.
What it does not do. A neutralizer does not remove bacteria (that is chlorination and UV, $800 to $1,800), does not remove radon (aeration), and only partly addresses iron; iron stays dissolved in acidic water and precipitates as the pH rises, so a neutralizer often reduces orange staining, but a well with heavy iron needs an oxidizing filter after it.
Neutralizer vs. replumbing
The math is not close. A whole-house repipe in PEX runs into the thousands, and it does solve the copper problem, because PEX does not corrode. But it does nothing for the water heater, the brass fixtures, the tank tee, the switch, or the lead in any remaining solder joints, and the acidic water keeps eating everything metal it touches. A neutralizer at $1,200 to $2,500 protects the copper you have, the copper you would otherwise replace, and every other metal part downstream of it. If you are replumbing anyway after a string of pinholes, do both: the PEX ends the leaks, the neutralizer ends the cause.
Why this matters more here every year
Henderson County grew from 106,740 people in 2010 to 116,281 in 2020, and the county’s own comprehensive plan found that its growth comes from people moving in, with 27.4 percent of residents now 65 or older. Most of those newcomers bought houses outside the City of Hendersonville’s lines, which serve more than 32,000 meters along the corridors from Hendersonville to Etowah, Edneyville, Saluda, and Fletcher and stop there. The estate lots in Flat Rock, the farm acreage in Mills River, the river lots at Etowah, and the coves above Fletcher are on wells drilled into the same acidic granite, and a lot of those houses have thirty years of copper in the walls and no neutralizer. The stain in the tub is the early warning. The pinhole behind the drywall is the late one.
